Cape Charles VA Real Estate Market Update – Q2 2026

The Cape Charles, VA real estate market recorded some notable numbers during the second quarter of 2026, with increases in both new listings and closed sales.

During Q2, 25 new listings came on the market, an increase of 78.57% compared with the prior comparison period. 27 properties sold, representing a 200% increase.

The median sale price was $822,460, up 6.12%, while the average price per square foot was $372, down 5.82%.

One particularly interesting number for sellers was the 108.2% sale-price-to-list-price ratio, meaning properties collectively sold above their original list prices based on this market data.

Homes also took longer to sell. Median days on market reached 70 days, up 288.89%. This is a good reminder that a market can have strong sales activity while individual properties still vary considerably in how quickly they sell.
